By entering into a signed Sole Agency Agreement with Edward Mellor Estate Agents during the month of January 2018, the Vendor will benefit from free legal fees for their selling conveyance, in the event that a sale is agreed and completes whilst still in the term of the Sole Agency Agreement with Edward Mellor.
The Vendor agrees to use the conveyancing services of a suitably qualified conveyancer who is a member of the Edward Mellor referral panel, currently comprising of Thompson and Cooke (Stalybridge), JMW Solicitors (Manchester) and SAS Daniels (Stockport). The chosen solicitor is to be instructed at the commencement of marketing and the Vendor is responsible for paying any advance fees (typically £50). No other conveyancer can be used in conjunction with this offer and there is no cash alternative.
The Vendor is solely responsible for any legal fees and disbursements incurred for any onward purchase. The Vendor authorities the chosen conveyancer to discharge the selling fees, detailed in the Sole Agency Agreement, upon completion of the sale. In the event that the selling fees of Edward Mellor are not paid in full on completion, the Vendor will be immediately liable for the settlement of the conveyancers fees and this Agreement will be void. In the event that Edward Mellor pay the selling conveyance fees, the Vendor will be required to pay any disbursement charges incurred in the sale of the Property, details of which will be notified by the instructed law firm. This Agreement will end upon receipt of a Notice of Withdrawal from the Sole Agency Agreement. This offer only applies to sales by Private Treaty (sales at Auction are excluded from this offer).
